Brookwood Hills
A Quiet Retreat Between Buckhead & Midtown
Brookwood Hills Real Estate, Atlanta GA
About Brookwood Hills
Brookwood Hills is one of Atlanta’s most established residential neighborhoods, located in the Brookwood area where South Buckhead meets Midtown. While many Atlantans simply refer to the surrounding area as “Brookwood,” Brookwood Hills is the historic residential neighborhood that developed during the 1920s and has maintained its own identity for more than a century.
Originally planned as one of Atlanta’s early suburban communities, Brookwood Hills was designed with winding streets that followed the natural landscape rather than a traditional street grid. Today, the neighborhood is known for its mature tree canopy and collection of Colonial Revival, Tudor, Craftsman, and traditional brick homes. Many of the original residences have been thoughtfully restored or expanded, while carefully designed newer homes have blended into the neighborhood over time. Its planning, architecture, and historical significance later earned Brookwood Hills a place on the National Register of Historic Places.
The surrounding Brookwood area shares much of the same history and architectural character. Nearby streets, including portions of 25th Street, feature homes built during the same era and contribute to one of Atlanta’s most attractive intown residential areas. Brookwood Hills distinguishes itself as a recognized historic neighborhood with a long-established neighborhood association and strong sense of community that has endured for generations.
The Brookwood Hills Community Club has also played an important role in neighborhood life for decades. The private, members-only club offers swimming, tennis, and community events. Brookwood Hills homeowners are eligible to apply for membership, but membership is separate from home ownership and is not guaranteed. Certain membership opportunities may also be available to non-residents, subject to the club’s membership policies and availability.
Location is one of Brookwood Hills’ greatest strengths. Piedmont Hospital and its medical campus are just minutes away, making the neighborhood especially attractive to physicians, healthcare professionals, and others seeking a short commute. Residents also enjoy convenient access to Buckhead Village’s luxury shopping, restaurants, and entertainment, along with Midtown’s employment centers, Georgia Tech, Piedmont Park, and the Atlanta BeltLine. Peachtree Road, Peachtree Battle Avenue, Northside Drive, Interstate 75, Interstate 85, and Georgia 400 provide convenient connections throughout metro Atlanta.
Brookwood Hills is served by Atlanta Public Schools, including E. Rivers Elementary School, Sutton Middle School, and North Atlanta High School. Families also have convenient access to several of Atlanta’s leading independent schools, including The Westminster Schools, The Lovett School, Pace Academy, and Atlanta International School.

Buying a Home in Brookwood Hills
Brookwood Hills appeals to buyers seeking timeless architecture, mature landscaping, and one of Atlanta’s most convenient intown locations. Because the neighborhood is relatively small and many homeowners remain for years, homes often come to market less frequently than in larger surrounding communities.
The neighborhood offers a variety of historic homes, carefully renovated residences, and thoughtfully designed newer construction. Buyers should evaluate not only the condition of each property, but also renovation quality, lot characteristics, expansion potential, and how each home compares with nearby neighborhoods such as Peachtree Battle, Peachtree Heights West, Ardmore Park, Collier Hills, and Peachtree Hills.
Every buyer’s priorities are different. My role is to help clients understand current market conditions, compare neighborhoods objectively, evaluate each property on its own merits, negotiate effectively, and guide the transaction from contract through closing.
Selling a Home in Brookwood Hills
Brookwood Hills continues to attract buyers who value established neighborhoods, architectural character, and exceptional convenience. Its location near Piedmont Hospital, Buckhead Village, Midtown, and several of Atlanta’s largest employment centers consistently appeals to local and relocating buyers alike.
Preparing a home properly before it reaches the market can have a significant impact on buyer interest and final sale price. Depending on the property, that may include repairs, painting, landscaping, staging recommendations, or professional photography that highlights both the home and its setting.
Every home deserves an individualized pricing and marketing strategy based on recent comparable sales, current competition, and the property’s unique characteristics. I work with sellers from the earliest planning stages through closing to position their home competitively and maximize its exposure to qualified buyers.
Relocating to Brookwood Hills
